Step 1 - Representation and Buyer Agency

Step 2 - Pre-Approval for Your Financing
Meet with a lender to determine the amount of loan for which you qualify.
Step 3 - Visiting Homes
Our team will schedule appointments and take you to homes.
Step 4 - Discuss Offer Terms when Home of Choice is Found
A variety of factors affect offer acceptance, such as offer price, type and amount of financing, earnest money amount, appraisal guarantee, inspections, closing date, seller's timeline and home sale contingency.
Step 5 - Make an Offer
You have a clear favorite. The offer can be completed and signed electronically allowing us to move quickly to get the home you want.
Step 5 (continued) - Earnest Money Deposit
This is a check you write to KWRC when you make an offer, about one percent (1%) of the total offer price. It will be cashed when the offer is accepted.
Step 6 - Home Inspection (if in terms of contract)
Common inspections are for structural, mechanical, radon, mold, chimney, well and septic. We have a list of inspectors that we recommend. They are all licensed, insured and bonded.
Step 7 - The Lender's Process
Appraisal - Underwriting - Loan Approval - Clear to Close
Step 8 - Closing
All of your time and efforts have paid off! It is time to sign the closing documents and take title to your new home.
